and comfortable.Position SummaryWe are looking for a Director/Vice
President of Project Management/Forward Planning to join our
Southern California team. This position is responsible for all
forward planning initiatives, leadership of Project Management
staff and achievement of related business plan objectives. In
addition to direct management of select projects, the position will
direct Project Management staff in the coordination of submittals
and securing approvals and permits needed to develop lots and build
houses through various governmental or quasi-governmental agencies.
This position will also be responsible for developing budgets and
schedules and overseeing coordination efforts with all project
stakeholders including municipalities, utility companies and
internal personnel. This responsibility includes ensuring
compliance with Asset Management Committee approvals, company
policies and procedures and any municipality or governmental
regulations.Responsibilities
- Provide direction and leadership to project management staff;
define processes and team practices for achievement of Division and
company goals.
- Represent project management department in weekly internal
meetings and provide timely project updates to multiple internal
departments.
- Facilitate internal hand off projects from land acquisition,
project management and land development to sales and
construction.
- Establish and maintain effective working relationships with
municipalities, utility providers, consultants, internal and
external stakeholders, developers and land sellers.
- Oversee the creation and maintenance of project schedules
ranging from small single-family developments to larger
multi-product subdivisions.
- Analyze site data and due diligence efforts to effectively
anticipate and resolve potential obstacles or issues that may arise
in land acquisition, development or active community process.
- Coordinate and direct a team of consultants through the due
diligence process as well as all aspects of the projects through
community build out.
- Potential to sit as a board member for Homeowners Associations
as needed.
- Guide coordination with local utility companies to ensure
timelines are met and that services are available when needed for
construction and home buyers.
- Manage and coordinate submittal process to local municipalities
for pulling building permits to include the preparation and review
of plot plans with the assigned engineers for the project.
- Manage coordination with municipalities to ensure timely
completion, acceptance and release of financial assurances.
- Manage coordination with municipalities and local officials to
facilitate permit ready lots and Certificates of Occupancy.
- Work closely with the land development team and keep essential
records up to date including but not limited to SWPPP, dust control
and safety management.Requirements
- Education: Bachelor's Degree in Construction Management or
Civil Engineering or equivalent work experience.
- Experience: A minimum of 10 years of experience in Project
Management, Forward Planning or Land Development with a production
homebuilder is required.
- Must have proven leadership experience.
- A demonstrable track record of managing multiple priorities and
achieving milestones within established timeframes.
- Requires strong managerial, organizational, analytical,
negotiating, interpersonal, professional, technical, decision
making and relationship building skills.
- The reading of civil engineering plans and having strong
technical/computer skills with Excel spreadsheets, Outlook and MS

- Base Salary: $160,000 - $185,000
- FLSA Status: Exempt
